Qualified Intermediary (QI)

What is a Qualified Intermediary (QI)?

A QUALIFIED INTERMEDIARY (QI) is a disinterested third party that facilitates 1031 exchanges for a fee. IRS regulations specifically exclude "a person who has acted as the taxpayer's employee, attorney, accountant, investment banker or broker, or real estate agent or broker within the 2-year period ending on the date of the transfer of the first of the relinquished properties…." 

The Qualified Intermediary provides the paperwork, oversight, escrow services and expertise necessary to assure that the exchange qualifies under Section 1031 of the Internal Revenue Code.
